class=\"fusion-text fusion-text-1\"><p>Les personnes morales <span style=\"color: #c7361b\"><strong>agr\u00e9\u00e9es en qualit\u00e9 d\u2019organisme priv\u00e9 de logement social<\/strong> <\/span>peuvent b\u00e9n\u00e9ficier d\u2019une aide du Pays afin de financer une partie du co\u00fbt des programmes de logements qu\u2019elles pr\u00e9voient de r\u00e9aliser.<\/p>\n<p>Pour ce faire, elles doivent d\u00e9poser un dossier de demande d\u2019agr\u00e9ment pour chaque programme de logements \u00e0 la D\u00e9l\u00e9gation \u00e0 l\u2019habitat et \u00e0 la ville.<\/p>\n<\/div><div D'AGR\u00c9MENT ?<\/span><\/a><\/h4><\/div><div id=\"dbbf707bd8d49ed45\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_dbbf707bd8d49ed45\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Le dossier de demande d\u2019agr\u00e9ment du programme immobilier doit <span style=\"color: #c7361b\"><strong>obligatoirement<\/strong><\/span> contenir les pi\u00e8ces suivantes\u00a0:<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Une note de pr\u00e9sentation du programme contenant les informations suivantes : localisation, description technique, pr\u00e9sentation du d\u00e9roul\u00e9 de l\u2019op\u00e9ration, synth\u00e8se du nombre de logements construits ou acquis, destination des logements, les moyens mat\u00e9riels, humains et financiers d\u00e9di\u00e9s \u00e0 la gestion locative de l\u2019op\u00e9ration ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Une annexe reprenant pour chaque logement la surface habitable et la d\u00e9composition des surfaces annexes ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Une annexe reprenant le co\u00fbt pr\u00e9visionnel de l\u2019op\u00e9ration et l\u2019ensemble des devis et contrats permettant de justifier la totalit\u00e9 des lignes de charge ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Une annexe reprenant le plan de financement de l\u2019op\u00e9ration ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Une annexe d\u00e9taillant les prix de vente des logements en cas de location-vente et la fraction des loyers restitu\u00e9e \u00e0 l\u2019issue de la p\u00e9riode de jouissance des contrats de location-vente ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>En cas de cumul du dispositif OPLS avec le dispositif de d\u00e9fiscalisation m\u00e9tropolitain, une annexe d\u00e9montrant que 70 % au moins de l\u2019aide de la Polyn\u00e9sie fran\u00e7aise sera restitu\u00e9e sous forme d\u2019abaissement des loyers en de\u00e7\u00e0 des plafonds locatifs pr\u00e9vus par ledit dispositif de l\u2019\u00c9tat ;<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-a927f8d5a3e35481b fusion-toggle-has-divider\" style=\"--awb-title-color:#212934;--awb-content-color:#4a4e57;\"><div class=\"panel-heading\"><h4 class=\"panel-title toggle\" id=\"toggle_a927f8d5a3e35481b\"><a id=\"a927f8d5a3e35481b\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_a927f8d5a3e35481b\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>La participation de la Polyn\u00e9sie fran\u00e7aise au financement des programmes agr\u00e9\u00e9s peut atteindre un <span style=\"color: #c7361b\"><strong>maximum de 30%<\/strong><\/span> du co\u00fbt du programme TTC.<\/p>\n<p>Ce taux d\u2019aide est appliqu\u00e9 \u00e0 la base \u00e9ligible et est en tout \u00e9tat de cause limit\u00e9e \u00e0 un montant actualis\u00e9 annuellement.<\/p>\n<p>Le pays peut contribuer au financement des programmes gr\u00e2ce aux leviers financiers et fiscaux\u00a0suivants\u00a0:<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>La cession \u00e0 titre gratuit ou on\u00e9reux d\u2019une assise fonci\u00e8re domaniale ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>La mise en place r\u00e9gime d\u2019exon\u00e9ration ou de dispositions fiscales sp\u00e9cifiques ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>L\u2019attribution d\u2019une subvention d\u2019investissement.<\/p>\n<\/div><\/div><\/div><div class=\"fusion-panel panel-default panel-f51186c2b181b6b4c fusion-toggle-has-divider\" class=\"panel-collapse collapse \" aria-labelledby=\"toggle_f51186c2b181b6b4c\"><div class=\"panel-body toggle-content fusion-clearfix\">\n<p>Lorsque la demande d\u2019agr\u00e9ment inclut une demande de subvention, l\u2019organisme agr\u00e9\u00e9 doit <span style=\"color: #c7361b\"><strong>obligatoirement<\/strong><\/span> verser au dossier les pi\u00e8ces suppl\u00e9mentaires suivantes\u00a0:<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Des pi\u00e8ces officielles permettant d\u2019\u00e9tablir la preuve de l\u2019existence l\u00e9gale de la soci\u00e9t\u00e9 ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong><\/span> Les statuts de la soci\u00e9t\u00e9 ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Une description de la composition des organes dirigeants ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Le budget de l\u2019exercice auquel se rapporte la demande de subvention, sign\u00e9 du tr\u00e9sorier et du pr\u00e9sident, comprenant la totalit\u00e9 des produits et des charges se rapportant \u00e0 l\u2019activit\u00e9 ou le budget se rapportant \u00e0 l\u2019action \u00e0 financer. Lorsque ces \u00e9l\u00e9ments n\u2019existent pas, une mention devra \u00eatre r\u00e9dig\u00e9 dans le rapport de pr\u00e9sentation permettant de justifier cette absence.<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong><\/span> Le cas \u00e9ch\u00e9ant, le proc\u00e8s-verbal de la s\u00e9ance au cours de laquelle le budget ou l\u2019action a \u00e9t\u00e9 adopt\u00e9e ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Le compte financier du dernier exercice clos ou provisoire pour des personnes morales de droit priv\u00e9 qui ont plus d\u2019un an d\u2019existence \u00e0 la date de la demande ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Le relev\u00e9 d\u2019identit\u00e9 bancaire ou postal ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Une lettre de demande de subvention pr\u00e9cise quant \u00e0 l\u2019objet de l\u2019aide et son montant ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Lorsque la demande de subvention a pour objet le financement des travaux : tout document justifiant de l\u2019occupation du terrain, des constructions ou des b\u00e2timents ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>L\u2019\u00e9tat r\u00e9capitulatif des estimations de d\u00e9penses relatifs au projet accompagn\u00e9 des devis estimatifs s\u2019il s\u2019agit d\u2019\u00e9tudes ou de travaux ou des factures proforma s\u2019il s\u2019agit d\u2019\u00e9quipements en mat\u00e9riel, outillage ou mobilier ;<\/p>\n<p><span style=\"font-size: 14pt;color: #c7361b\"><strong>\u2192<\/strong> <\/span>Lorsque le projet contient une acquisition de terrains ou d\u2019immeubles, l\u2019\u00e9valuation effectu\u00e9e par l\u2019administration des domaines ou un expert agr\u00e9\u00e9 aupr\u00e8s des tribunaux, soit en cas d\u2019expropriation, sur la base de l\u2019indemnit\u00e9 fix\u00e9e par l\u2019autorit\u00e9 judiciaire
